回顾近一年来的工作,让我学会了不少的规律,也给我添加了不少见识,同时也让我积累了一定的工作经验。

自从我进入公司的那一天就开始了紧张和繁忙的工作,我的工作岗位职责是负责现金收付、银行结算、原始凭证的整理及有价证券的保管等重要任务。刚刚开始的时候,我认为出纳工作好像很简单,不过是点点钞票、填填支票、跑跑银行等事务性工作,但是当我真正投入工作后,我才知道,我对出纳工作的认识和了解是错误的,出纳工作不但责任重大而且有一定的学问需要好好学习才能掌握。就对一期售房收银工作来说,虽然工作基本圆满结束,但也有一定的失误和不足之处。根据一期经历总结以下几条:

1、对售楼人员填写的签约价格单一定要根据公司下达的销售价格表认真复核,还要针对姓名、房号、首付款金额以及合同签约期限进行一一核对,如有出入,立即和销售人员联系。

2、对于特别优惠客户,要有优惠单(公司领导签字)方可优惠,否则以正常价出售。

3、根据以往经验,有个别客户在交首付款时,不能一次性交清签合同者,我们不可开具公司收据,以免招来不必要的麻烦,应打临时收条,收条上只注明暂收现金金额。

4、为了保证公司财产安全,在收到现金时要及时送存公司银行账户,大额现金要有两人送存银行。

5、协助售楼人员引导客户办理银行按揭手续,确保按揭款尽早回到公司银行账户。

回顾检查自身存在的问题,我认为:

一、学习不够。当前,以信息技术为基础的新经济蓬勃发展新情况新问题层出不穷,新知识新科学不断问世。面对严峻的挑战,缺乏学习的紧迫感和自觉性。理论基础、专业知识、文化水平、工作方法等不能适应新的要求。

二、在工作较累的时候,有过松弛思想,这是自己政

治素质不高,也是世界观、人生观、价值观解决不好的表现。

针对以上问题,今后的努力方向是:

一、加强理论学习,进一步提高自身素质。对业务的熟悉,不能取代对提高个人素养更高层次的追求,必须通过对财务工作制度、市场经济理论、国家法律、法规以及金融业务知识、相关政策的学习,增强分析问题、解决问题的能力。

二、增强大局观念,转变工作作风,努力克服自己的消极情绪,提高工作质量和效率,积极配合领导同事们把工作做得更好。

3、完善制度,提高管理水平。

为进一步提高销售管理水平,需要完善规章制度,规范部门运作。一是制定案场管理制度,加强对案场销售以及纪律管理,逐步改变对代理公司依赖性过强的局面,学会“两条腿”走路,提升公司形象与销售业绩;二是建立健全合同管理与签约制度,实行专人管理,健全客户档案,防止意外纠纷,确保公司利益。

我是从十一月一号来到我们公司的,到现在已经将近三个月了。来到我们公司的第一天,张经理考虑到我对北环以北的这一片地形并不熟悉,就安排我线出去踏街,了解北环以北的路况和地形,并了解这一片的标志建筑,然后让我画出北环以北的地形图。然后我就怀着忐忑不安的心情开始了第一天的工作,第一天我从长兴路出发走到了北环路然后沿着北环路走到江山路最后回到我们售楼部。有了第一天的工作经验,我忐忑不安的心情也逐渐消除了。在接下来接近两个星期里我又走了三全路、丰庆路、国基路、索凌路、文化路和北环路。逐渐了解了北环以北这部分地区的路况和地形,踏街的这些天最大的感觉就是累,脚上磨出了四五个泡,每天下班回家后就躺床上睡。但当我最后拿着画好的北环以北的地形图时我感觉所有的付出都是值得的,有付出就有回报,只有亲身得出的经验才是最难忘的,从此以后这一带的地形就深深的刻在了我的脑子里。

在出去踏街的间隔里我还学习了房地产基础知识,通过学习这些知识使我对房地产行业有了一个基本的认识,了解了许多我以前不知道的东西。虽然我在学校学习的就是营销专业,但具体到房地产销售和在学校学习的销售知识还是有很大不同的。通过房地产基础知识的学习我了解了什么是房地产,房地产的形态,土地的使用年限,房屋面积的计算,绿化率,容积率等房地产知识,也了解了建筑物的类型,建筑物的构造等建筑方面的知识。这些知识很好的弥补了我的知识空缺,为我从事房地产行业打下了一个基础。同时张经理为了能让我更好的学习和吸收房地产知识,让我每天提问十个问题,然后让大家讨论解答,这样做使我更深刻的记住了这些知识,许多我看书不知道的东西在提问中得到的解答,通过提问问题我更深刻的了解了房地产行业。

在我对房地产行业有一定的了解后,张经理为了进一步的培训我,开始让我在同事的陪伴下出去进行市调,在这里我要特别感谢我的同事们,在大冷的天,冒着零下好几度的气温陪我出去调盘,但你们却没有一句怨言,谢谢你们的照顾,有了你们的帮助我更好的学习了知识更快的融入了我们这个集体。在调盘过程中,我们先后去了创意5.0、金兰湾、逸品兰香、普罗旺世、华瑞。紫桂苑、田园新城、维也纳森林、琥珀名城、建业。第一城邦、华林都市家园、怡丰。新都汇、苏荷中心、非常国际、瀚海泰苑、金沉嘉园等楼盘。通过去这些楼盘进行市调,使我了解了当前郑州市楼市的最新行情,使我对郑州的房地产行业有了一个新的认识,了解了其他楼盘的销售人员的工作方式和销售方法。出去市调为我以后从事房地产销售打下了一个很好的基础。

在我出去市调的空暇时间里,由小杨对我进行房地产知识的进一步培训,他主要对我进行商业方面的培训,他毫不保留的把他从事了多年房地产行业所积累的知识教给了我。在他的培训下我知道了什么是投资回报率,怎么计算投资回报率,什么是楼板价和怎么计算楼板价以及房价的计算方式等更加深入的知识。他同时还教了我如何做商圈耕耘、商业地产类型、如何招商、招商流程等商业地产的有关知识。通过这些培训使我了解了商业方面的知识,知道了如何做商业地产,让我对房地产行业的认识上升到了一个新的高度。

在了解了商业地产之后,为了达到学习和实践相结合,使我更好的学习知识,张经理又安排让我在同事的陪同下对郑州市的各大商场进行调研。又是各位同事不顾严寒,在寒冬腊月天陪着我在各大商场进行市调。在这次市调过程中我们重点调查了中原商贸城、花园路丹尼斯、人民路丹尼斯、花园路大商新玛特、大上海城、百货大楼、大商新玛特金博大店、万博商城、国际小商品城、银基商贸城、百盛商贸楼、金城服装广场等商场。在调查商场的过程中我了解了郑州市各大商场店铺的主要租赁方式、租金、业态分布、人流量、车流量、主流消费人群等知识。这些东西填补了我的只是空白,所谓知己知彼、百战不殆,了解了这些为我以后进行招商工作提供了很大方便。

通过孙经理和张经理以及各位同事的培训,以及我平时看大家工作时的情形,我体会到了一些销售心得:

第一、最基本的就是在接待当中,始终要保持热情。

第二、做好客户的登记,及进行回访跟踪。做好销售的前期工作,有利于后期的销售工作,方便展开。

第三、加强客户的购买信心,做好沟通工作,并针对客户的一些要求,为客户做好几种方案,便于客户考虑,使客户的选择性大一些,这样也方便了自己的销售。

第四、提高自己的业务水平,加强房地产相关知识及最新的动态。在面对客户的时候就能游刃有余,树立自己的专业性,同时也让客户更加的相信自己,从而促进销售。

第五、多从客户的角度想问题,这样自己就可以针对性的进行化解,为客户提供最适合他的房子,解决他的疑虑,让客户可以放心的购房。

第六、学会运用销售技巧,营造一种购买的欲望及氛围,适当的逼客户尽快下定。

第七、无论做什么如果没有一个良好的心态,那肯定是做不好的。在工作中我觉得态度决定一切,当个人的需要受挫时,态度最能反映出你的价值观念。积极、乐观者将此归结为个人能力、经验的不完善,他们乐意不断向好的方向改进和发展,而消极、悲观者则怪罪于机遇、环境的不公,总是抱怨、等待与放弃!什么样的态度决定什么样的生活.

第八、找出并认清自己的目标,不断坚定自己勇往直前、坚持到底的信心,这个永远是最重要的。我坚信只要方向正确,方法正确,一步一个脚印,每个脚步都结结实实地踏在前进的道路上,就可以最终抵达终点。
