为保障住宅区房屋的结构安全和外观统一,根据建设部令(第110号)《住宅室内装饰装修管理办法》的规定,现对本住宅区房屋装修的有关事宜规定如下:
1、住户装修住宅,必须提前7天向物业公司申报,填写《住宅装修申请表》,如实填报装修项目、范围、标准、时间、详细的施工图和提供施工队伍名称、营业执照、资质等级、法人代表的有效证件、施工负责人的有效证件(复印件)等,送物业公司审批。
2、审批通过后与物业公司签订《星河名居装修管理服务协议》。
3、按照《星河名居房屋装修预交押金和收取综合服务费的标准》收取押金。
4、工程完工后,经物业公司验收,无违章或渗、漏、堵、损坏等情况.可退回押金;若有上述问题,从押金中扣除赔偿费用和罚款,多退少补;完工半年内,如发现上述问题,由装修户负责修复和赔偿。
5、工程验收合格后,物业公司收取管理押金的10%作为管理服务费,包括施工队伍的管理、装修人员出入证、施工许可证等。
6、住户装修申请时必须缴清所有费用方可办理装修手续。
1、不擅自改变房屋的柱、梁、版、承重墙、屋面防水隔热层,上下水管道、电路等;
2、屋面面积只许凿毛,地面装修材料不准用超重材料,地面装修材料厚度不得超过50毫米;
3、不得封闭阳台、平台或改变阳台、平台的用途;
4、不得擅自改变原有外门窗的规格、形状以及外墙面的装饰;
5、空调室外分体机必须按物业管理公司指定的位置安装,打洞时必须由专业人员进行操作,以防外墙破损,并保证空调架必须按规定进行粉刷;
6、不随意改动有线光纤线路、网络线路,并留好检测口;
7、禁止改动煤气管道,若确需改动必须到成都市煤气公司龙泉驿区营业所申请,由煤气公司负责改动;
1、装修时间必须在上午8:00—12:00、下午14:00—18:00,不得擅自延长装修时间,以免影响他人的休息,只有无噪音的工作经过向物业公司申请批准后方可按规定延长。装修工程签定施工协议最长时间不超过六个月,凡超过签约时间一天按保证金1%交纳违约金。
2、装修垃圾应该及时的清运,按物业公司指定的位置和时间进行堆放、清运。
3、如额外使用公用设施,如:供电增容等,还应承担相应的费用。
4、施工人员必须在物业公司保卫部根据相关规定备案登记,办理出入证。
5、非房屋所有权人进行装修应出据房屋所有权人的同意书、委托书或相关书面证明;

2、责令恢复原状。
3、扣留或没收工具。
4、停水、停电。
5、赔偿经济损失。
6、视情节扣除管理押金。
7、根据省、市、区的有关规定进行罚款。
