作为一位新员工,本人通过对此业务的接触,使我对公司的业务有了更好地了解,但距离还差得很远。这对于业务员来讲是一大缺陷,希望公司以后有时间能定期为新员工组织学习和培训,以便于工作起来更加得心顺手。

1、 在第一季度,以业务学习为主,由于我们公司正值开张期。间,部门的计划制定还未完成,节后还会处于一个市场低潮期,我会充分利用这段时间补充相关业务知识,认真学习公司得规章制度,与公司人员充分认识合作;通过到周边镇区工业园实地扫盘,以期找到新的盘源和了解镇区工业厂房情况;通过上网,电话,陌生人拜访多种方式联系客户,加紧联络客户感情,到以期组成一个强大的客户群体。

2、在第二季度的时候,公司已正式走上轨道,工业厂房市场会迎来一个小小的高峰期,在对业务有了一定了解熟悉得情况下,我会努力争取尽快开单,从而正式转正成为我们公司的员工。并与朱、郭两经理一起培训新加入的员工,让厂房部早日成长起来。

3、第三季度的“十一”“中秋”双节,并且,随着我公司铺设数量的增加,一些规模较大的客户就可以逐步渗入进来了,为年底的厂房市场大战做好充分的准备。此时我会伙同公司其他员工竭尽全力为公司进一步发展做出努力。

4、年底的工作是一年当中的顶峰时期,加之我们一年的厂房推界、客户推广,我相信是我们厂房部最热火朝天的时间。我们部门会充分的根据实际情况、时间特点去做好客户开发工作,并根据市场变化及时调节我部的工作思路。争取把厂房工作业绩做到最大化!

做房地产市场中介是需要根据市场不停的变化局面,不断调整经营思路的工作,学习对于业务人员来说至关重要,因为它直接关系到一个业务人员与时俱进的步伐和业务方面的生命力。我会适时的根据需要调整我的学习方向来补充新的能量。工业知识、营销知识、部门管理等相关厂房的知识都是我要掌握的内容,知己知彼,方能百战不殆(在这方面还希望公司给与我们业务人员支持)。

作为销售部的一员,而从事的是房地产行业,我觉得我们最主要工作就是做好市场营销。面对xx年的金融风暴,也为了比去年有一个好的房地产营销状况,我个人对此制定了相关销售工作计划。

不管做什么,我相信只要先制定目标,才会有所追求,有所奋斗,有所实践。

而在制定目标前,我们销售部应先做好市场调查,及时了解市场的规模,顾客的需求量,观念和购买行为趋势。同时辨明竞争对手他们的规模,目标,市场占有率,产品质量,市场营销策略以及任何有关意图和行为。

当然我指的目标是市场营销目标。例如:如果有公司想得180万的利润,并且其目标利润率为销售额的百分之十,那么,必须确定一个销售收益为1800万的目标,而如果公司确定每单元售价20万元,则其必须售出90套房子。

目标的实现也有很多的途径,比如:可以通过增大房屋的销售来实现;可以扩大市场,提高市场占有率来获得;可以通过开展广告活动宣传高价性,高舒适的特点来间接达到销售目的。

而从另一方面来讲,作销售,其专业水平也为极其重要的一部分。在销售过程中,我们要做到:

1、准确熟悉掌握销售知识,如:项目地块坐落,面积,周边配套,建筑材料,每个空间利用的作用和安排等等。

2、认识熟悉整个沙盘,并能生动讲解沙盘。

3、认识并能看明白图纸,并能准确讲解图纸。

4、要有较好的心态。每个销售员在每天不同的情况下会遇到不同的顾客,遇到态度好的那好还:遇到脾气怪的那也不是没有。可我们做的不是和他们硬碰硬到底,而是心底慢慢独自调节,为了缓解这气氛,当然我们可以适当的给顾客讲下生活趣事。

我不晓得我说的我想的会对公司或对销售业绩来讲有多少多少的帮助,但这至少是我参加工作,从事这行业来最真挚的想法与感受。我始终也相信自己一点,我会很再接再厉的。不求最好,只求更好。

xx月份不论是辉煌还是昏暗,都已经成为过去,我们每个人都应该具有归零的心态。展开新的工作,迎接美好的每一天。20xx年xx月的工作计划如下:

之前一直都是白经理每周给大家培训,其他人员偶尔会参与其中。从本月开始,培训人员以我为主,两名主管为辅,内容以房地产相关知识为主。其他人员也可以自告奋勇,关于培训就两点要求,一是要积极向上,二是要以工作息息相关。我暂时计划_月份前两节课由我培训,内容为谈客流程及谈客技巧,如果时间允许我想给大家讲一下,关于情商的问题。这些都与我们的工作和生活息息相关。

xx月份的业绩目标目前还暂时未定,但是根据_月份的活动,我们跟开发商申请了一部分优惠的点位和付款比例,这个月的业绩目标一定要比上个月高。不论市场政策出现什么变化,只要我们一心一意的努力总会有希望,所以我计划暂定目标xx套。源于本年的销售任务是2.5个亿,在开盘前尽力销售,不能把希望都寄托在开盘,每个人都尽力而为。

目前售楼处只有8名可以接客户的销售,还有5名新人,这5名新销售争取早日上岗,达到可以接客户的标准。目前5名新人都已进入到模拟对练阶段,老销售们依然要付出一部分精力。等到新人全部上岗后,售楼处就变成了真正的战场,新人和老人之间就会发生一场没有硝烟的战争。有竞争就是有业绩,“比学赶帮超”才会发挥的淋漓尽致。

除了每天的例行工作外,利用闲暇时间多多学习,俗话说“技多不压身”,多学点东西对自己而言是成长所必须的。

x月份不论是辉煌还是昏暗,都已经成为过去,我们每个人都应该具有归零的心态。展开新的工作,迎接美好的每一天。20xx年x月的工作计划如下:

之前一直都是白经理每周给大家培训,其他人员偶尔会参与其中。从本月开始,培训人员以我为主,两名主管为辅,内容以房地产相关知识为主。其他人员也可以自告奋勇,关于培训就两点要求,一是要积极向上,二是要以工作息息相关。我暂时计划x月份前两节课由我培训,内容为谈客流程及谈客技巧,如果时间允许我想给大家讲一下,关于情商的问题。这些都与我们的工作和生活息息相关。

x月份的业绩目标目前还暂时未定,但是根据x月份的活动,我们跟开发商申请了一部分优惠的点位和付款比例,这个月的业绩目标一定要比上个月高。不论市场政策出现什么变化,只要我们一心一意的努力总会有希望,所以我计划暂定目标xx套。源于本年的销售任务是2。5个亿,在开盘前尽力销售,不能把希望都寄托在开盘,每个人都尽力而为。

目前售楼处只有8名可以接客户的销售,还有5名新人,这5名新销售争取早日上岗,达到可以接客户的标准。目前5名新人都已进入到模拟对练阶段,老销售们依然要付出一部分精力。等到新人全部上岗后,售楼处就变成了真正的战场,新人和老人之间就会发生一场没有硝烟的战争。有竞争就是有业绩,“比学赶帮超”才会发挥的淋漓尽致。

除了每天的例行工作外,利用闲暇时间多多学习,俗话说“技多不压身”,多学点东西对自己而言是成长所必须的。

一、1、在第一季度,以业务学习为主,由于我们公司正值开张期间,部门的计划制定还未完成,节后还会处于一个市场低潮期,我会充分利用这段时间补充相关业务知识,认真学习公司得规章制度,与公司人员充分认识合作;通过到周边镇区工业园实地扫盘,以期找到新的盘源和了解镇区工业厂房情况;通过上网,电话,陌生人拜访多种方式联系客户,加紧联络客户感情,到以期组成一个强大的客户群体。

2、在第二季度的时候,公司已正式走上轨道,工业厂房市场会迎来一个小小的高峰期,在对业务有了一定了解熟悉得情况下,我会努力争取尽快开单,从而正式转正成为我们公司的员工。并与朱、郭两经理一起培训新加入的员工,让厂房部早日成长起来。

3、第三季度的“十一”“中秋”双节,市场会给后半年带来一个良好的开端,。并且,随着我公司铺设数量的增加,一些规模较大的客户就可以逐步渗入进来了,为年底的厂房市场大战做好充分的准备。此时我会伙同公司其他员工竭尽全力为公司进一步发展做出努力。

4、年底的工作是一年当中的顶峰时期,加之我们一年的厂房推界、客户推广,我相信是我们厂房部最热火朝天的时间。我们部门会充分的根据实际情况、时间特点去做好客户开发工作,并根据市场变化及时调节我部的工作思路。争取把厂房工作业绩做到最大化!

二、制订学习中的工作计划。做房地产市场中介是需要根据市场不停的变化局面,不断调整经营思路的工作,学习对于业务人员来说至关重要,因为它直接关系到一个业务人员与时俱进的步伐和业务方面的生命力。我会适时的根据需要调整我的学习方向来补充新的能量。工业知识、营销知识、部门管理等相关厂房的知识都是我要掌握的内容,知己知彼,方能百战不殆(在这方面还希望公司给与我们业务人员支持)。

三、加强自己思想建设,增强全局意识、增强责任感、增强服务意识、增强团队意识。积极主动地把工作做到点上、落到实处。我将尽我最大的能力减轻领导的压力。

1、加强团体的力量

加强自己思想建设,增强全局意识、增强责任感、增强服务意识、增强团队意识。积极主动地把工作做到点上、落到实处。我将尽我最大的能力减轻领导的压力。

在团体中能够更好的发挥自身的能力,同时对提升个人素质具有更大的帮助,在与同事们两个月的相处中,我发现我和郝姗在性格上有很多的共同处,同时也有很多的不同,其中有许多是我要学习加强的,这种性格上的互补,在具体的工作中可以帮助我们查缺补漏,提升自己。在新年中,我更要加强队员的团结,团结是我不断成长的土壤。

2、熟识项目

销售最重要的是对自己所从事项目的精度了解,我在年前散发传单不断的与人接触的过程中,对本项目有了深度的了解,但在接待顾客的过程中,还是不断的有新问题的出现,让我无法流利的回答顾客的提问,主要是对项目及相关房产知识的不够了解,在新年之后,对项目的学习,对房产知识的了解,是熟识项目的首要。调盘,新年后又新起了几个楼盘,在与同行之间比较能够更好地加强对自己销售对象的信心,在不断的学习中充实自己,在不断的实践中提升自己。

3、树立自己的目标

密切关注国内经济及政策走向。在新的一年中,我将仔细研究国内及本地房地产市场的变化,为销售策略决策提供依据。目前政府已经出台了调控房地产市场的一系列政策,对20xx年的市场到底会造成多大的影响,政府是否还会继续出台调控政策,应该如何应对以确保实现20xx年的销售任务,是我必须关注和加以研究的工作。

分析可售产品,制定销售计划、目标及执行方案。我在20xx年的房产销售工作重点是××公寓,我将仔细分析可售产品的特性,挖掘产品卖点,结合对市场同类产品的研究,为不同的产品分别制定科学合理的销售计划和任务目标及详细的执行方案。

有目标才会有方向,有方向才会有不断努力的动力。在每个月的月初都要对自己订立下目标,先从小的目标开始,即独立流利的完成任务,然后再一步步的完成奖励下授的销售任务,直到超额完成任务。在每月的月初订立下自己当月的销售目标,同时记录下当天接待顾客中出现的问题及解决之道,不时的翻动前期的工作日志,温故而知新。

销售的产品可以不同,但销售的目的相同,都是为了把自己的产品卖出去,用实物换成钱。因我从未正式的接触过销售,所以在推销及推销技巧处有很大的不足,所以提升自身就要从提升自己的销售能力开始。首先,书籍是活的知识的最有利的途径,新年后要大量的阅读有关销售及销售技巧的书籍,同时不断的关注房地产方面的消息,及时的充实自己,总结自己的实践经验。其次,实践出真知,所有的理论只有与实践相结合,才能被自身很好的吸收,提升自己,从基础的做起,重新对销售流程进行学习,在演练中对项目加深印象,同时对顾客关心的合同条款进行熟读并学习。了解最新的法律法规知识。在与顾客的交流中,不断的发现问题,在团队的交流中,解决问题,不断的提升自己。最后,在生活中用心的观察他人的销售方式,尤其是在同行之间更能学到,前期先照搬他人在销售过程中,遇到问题后的解答方式,经过后期的语言加工,再遇到问题时就能有自己的方式解答。

特色工作。胶南分公司与胶南最大的户外广告运营商——青岛东方凯歌广告有限公司创新广告方式合作,由广告公司投资媒体并发布,画面我们审定,广告公司根据合作期间的销售额(除特价房外)提成。做好10月份的营销策划座谈会的准备工作。处理疑难客户,比如五号网点、soho2101、2102的交房问题和土地年限问题等等问题都得到了妥善解决。
